We had 27 people through on the weekend.
We have 2 'red-hots' at this stage, and 5 interested/could go either ways.
I person has requested a Section 32 and all the hoo-haa
Another 3x parties through today ( midweek, so not a bad turnout really ), and one of those says she'll be back with her hubby on the weekend ....
Similar to our last sale, we tend to be having the most interest in the 40+ age brackett, and with same-sex couples.
It's pretty much a DINK house, I guess, in reality.

All Systems Go !

The Board Went Up This Morning !
Very exciting ! :)
Snapped some pics on our daily walk. Witnessed a couple admiring our board and cuddling together, hopefully dreaming of bidding big bikkies for this FABULOUS REAL ESTATE OPPORTUNITY, heh !
We are away all next week, including for our first Open For Inspection ( scary ), so went to the florists this morning and gave abundant instructions about the bunch of flowers to be collected by a MAN with no clue how to arrange a vase.
I have ordered the display 'pre-dressed', de-leafed down the bottom, and etc. All you have to do is plonk it in the vase and add some water. Should be ok - the girl was very sympathetic/understanding ;)

Now on the 'net ...
No pics as yet though - a bit 'grrrr' about that. I'll complain if they're not up by tomorrow.
We are on 3 sites at the moment - the R/E Agent's site, Domain.com.au and realestateview.com.au. We will be on realestate.com.au by Friday, apparently.
The weird thing is, the agent had 4 emails this morning of people interested and looking NOW ( one couple were just about to put an offer on another house ! ), so I had 2 private showings today ! The first couple, I don't think so, but the 2nd were pretty keen apparently.
They are in their 60's with no kids, live around the corner in a 2bd townhouse, and are sick of nowhere to sleep their frequent o'nite guests, but love the fact they can walk everywhere, so don't want to lose that.
The R/E Agent reckons he might even hear back from them tonight.
They were discussing making our laundry into a bathroom and simply having a 'European' laundry in the kitchen ( like what we thought would be best .. if we stayed here .. )
In other news, a house only 2 doors up went for $720k on the weekend - same as ours, a little more modern and done up, and with a little more backyard, but wow, what a price !
If someone offered us $500k, we would sell before auction, but nothing less.
It's hard work having a spotless house with a toddler though ! :)

First Viewing !

We have a private viewing in the AM, which is good, as we got a few 'last minute things' done & tidied away tonight. In the midst of all this, AB discovered our new plaster and paint work has buckled in one place in the lounge due to a DELUGE we had here 2 days ago. We think it's a leak from behind A/C unit, so I hope it's not noticeable in the daylight hrs.... bummer ).

How Bizarre, how bizarre..
Got a call from the R/E Agent yesterday.
It seems the people we have bought our new home from are on the lookout for a new home of their own, in the area. Something smaller ... low maintenence...
The R/E Agent talked to them about their wants/ needs .. showed them some properties on the books .. all which were nixed, generally for having 'too much land' to care for. Then it dawned on him .. their ideal property .. was ... our current home ... !
How freaky would it be if we simply 'swapped' homes with the people we bought from ?
It's just boggling my brain at the moment .. too freaky ....
In other news, house will be on the internet as from tomorrow.
Auction date has been set as April 2nd, 12.30pm.
It seems the people we have bought our new home from are on the lookout for a new home of their own, in the area. Something smaller ... low maintenence...

The Grand Prix Decision..
The R/E Agent tried to talk me back into an April 1st auction yesterday.
I told him if anything went wrong I would forever feel I had jinxed myself, so no.
The thing is, he only just found out the 2nd ( auction date ) is also the Grand Prix Motor Racing Weekend main day here in Melbourne. Everyone was undecided if this was important or not.
I hate car racing, so it's a moot point for me .. if it was the horsies, i'd feel differently ;)
So the decision has been left with us. It seems easy just to push it out another week ( Easter to consider then too ? ), but it also cuts into the settlement terms we are comfortable negotiating with the buying party... which again may be a moot point, if they want 30days, for example..
Personally, I think we should push it out another week. As it stands, our first weekend of OFI's is a weekend we will be away, and I have to rely on a kind friend to open up for me, air the place, turn on the stereo, light some oils, and buy fresh flowers. While this is very generous, it is also a bit of a pain for her i'm sure, and i'll be elsewhere, angst-ridden and fretting .. :)
